Real estate transactions
Open Up Paris real estate agency in Paris holds the real estate transaction card issued by the Paris Chamber of Commerce and Industry, which authorizes us to receive your real estate sales and hunting mandates.
We apply this fee schedule for real estate sales and hunting when you entrust us with a mandate. In accordance with local practice and unless otherwise expressly agreed between the parties (indicated in the mandate), the fee will be payable by the seller or buyer and may be a flat fee as indicated in the mandate.
Sales mandate
Sales price estimate: free of charge
Real estate sales fees, simple mandate: VAT at 20%.

Research mandate
- 12,000 incl. VAT minimum
- Property under €500,000: 3.6% incl. tax
- Property between €500,001 and €1,000,000: 3% incl. tax
- Over €1m: 2.5% inc VAT or flat rate
They are due only in the event of success and at the time of signature of the deed of sale at the notary's office.
Our mandates are exclusive for a minimum period of 3 months. However, you can cancel your mandate at any time by sending us an e-mail, free of charge and without giving any reason, on condition that you do not purchase a property presented by us, and with 10 days' notice. Our fees are contractually reduced if the property is found through a partner agency.
Property hunting fees are based on an individualized, in-depth study of your project, and can be packaged with optional interior design, site supervision and furnishing services .
